The infestation was discovered and reported on May 11, 2021 by a new occupant of the building. The report was made to the management company via email. Sounds of large critters in the attic the week before were keeping the new occupant awake all night. It sounded like a nightly party beginning about 2 or 3 AM and lasting till daybreak.

There was attic access in the condo, in the center of the building, and he peered into the space using a table lamp and flashlight. He was surprised to find 3 raccoons creeping about, not more than ten feet away. One of them snuck away to the north end through the damaged and open firewall, and then just his face and front paws reappeared over the rafters. He seemed just as surprised as the new human occupant.

We'll have a description about how easy it was to discover the infestation, and how easy it was to find the ingress or entry point for the raccoons. Any competent individual could have found both with just a little reasoned effort.

The large piles of feces are raccoon "latrines." Raccoons prefer to poop in the same spot before tracking it around. But they will poop and pee anywhere just the same.

The very small feces are from squirrels. They are clearly seen in one of these initial photos. Squirrel feces and urine are documented in the post-work inspection gallery.

Squirrels poop and pee wherever they happen to be and as the need arises. They then track it everywhere they go. From the evidence they were everywhere throughout the attic. The attic is just covered with their feces and urine. It looks obvious that it has been accumulated over a period of many years, perhaps up to 10 (a decade or more), due to the negligence of the management company, its maintenance people, and the HOA.
